• 0.09 m² per capita — nearly half the European average (0.15 m²)
• Only ~95 facilities in the entire country (compare: UK has 2,000+, Netherlands has 600+)
• 58% of supply concentrated in Greater Lisbon area
• 23% in Porto, 12% in Algarve — the rest of the country has virtually nothing
• Cities like Braga, Coimbra, Aveiro, Setúbal, Funchal — minimal or zero supply

Demand drivers are all growing simultaneously:

• Housing shrinkage — average new apartment size declining, Lisbon/Porto rents forcing people into smaller spaces
• E-commerce boom — micro-businesses need inventory space without warehouse leases
• Expat/student influx — temporary residents need flexible storage
• Life transitions — divorces, inheritance, downsizing all require temporary storage
• Remote work — home offices eat living space, stuff needs to go somewhere
