When a non-financed residential transfer involves a legal entity or trust, closing teams suddenly need to coordinate:
- is this transfer actually reportable or exempt;
- who is the single reporting person for this deal;
- which beneficial owners or trust-related persons must be identified;
- which signer certifications and supporting documents must be retained;
- when the report is due and how long records must be kept;
- what changes operationally if the current court-ordered pause disappears.
That creates a very software-shaped problem for title, escrow, and settlement operators that currently run closings through email, PDFs, spreadsheets, and closing checklists.
